    The Minneapolis office of Colliers Mortgage helped bring a new cooperative to the Lake Phalen area in Maplewood, Minnesota, having closed a $20.9 million HUD loan for the construction of The American Cooperative on Lake Phalen.     Multifamily and Senior Housing Finance Expert - SVP Production at Colliers Mortgage

    Congratulations to the ownership group on their first Agency refinance! A 7-yr fixed rate term w/ a 30-yr amort inclusive of 2 yrs interest only was the option selected to boost cash flow.  The rate was secured when the term sheet was issued and was materially superior to bank rates available, resulting in higher loan proceeds given the DCR constrained lending environment. This is a vertically integrated ownership/development group with strong roots in their market and a vision for redevelopment in their targeted submarkets. They acquired the subject property just over 2 years ago, completed a full rehab, and re-leased at higher market rent levels. As a result of their value add, they were able to receive a good portion of their equity back through this cash out refinance effort. Achieving a non-recourse execution was critical in order to free up borrowing capacity w/ their local bank so they may rely on that relationship for other development projects in the pipeline. Agency debt is an excellent tool to achieve higher loan proceeds in a DCR constrained lending environment due to the longer amort and lower rate compared to bank alternatives. When considering a refinance comparing your non-recourse alternatives should be a part of your growth and financing strategy.
